If they like the first impression they may ask to see you.  If they like what\u2019s on the inside they may want to keep you.  This little ditty popped into my head today while cooking for my darlin\u2019 and I couldn\u2019t wait to write it down.<\/p>\n<p>I\u2019ve been looking at a lot of MLS listings and by now I\u2019ve compiled a stash of do\u2019s and dont&#8217;s when it comes to giving first and lasting impressions.  Now that we are going to be listing our home, I\u2019m trying to put these things to use.<\/p>\n<p>A few things I\u2019ve learned<\/p>\n<ul>\n<li>Do not expect the Realtor to get the best pictures.  You know your home better than any one else.  Learn the right time of day to get the best shots.<\/li>\n<\/ul>\n<ul>\n<li>Do take hundreds of pictures.  I\u2019m up to almost 300 pictures on the outside alone.  I\u2019ll be out again tomorrow by 10:00 if it\u2019s not raining.<\/li>\n<\/ul>\n<ul>\n<li>Do not forget that timing is everything.  I want an autumn shot and don\u2019t have a lot of time remaining so take pictures daily.<\/li>\n<\/ul>\n<ul>\n<li>Do take pictures from many different angles to locate the right spot<\/li>\n<\/ul>\n<ul>\n<li>Do not underestimate yourself just because you\u2019re not a professional.  <\/li>\n<\/ul>\n<ul>\n<li>Do pay close attention to everything by adjusting things for a photo<\/li>\n<\/ul>\n<p>Below is a picture in the running as of today.  There are many things I like about this.  Before I go on about this pic, let\u2019s get nit-picky.<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK5eiPHWwI\/AAAAAAAAECA\/b4w5gcM6Ayg\/s1600-h\/i.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 297px;\" src=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK5eiPHWwI\/AAAAAAAAECA\/b4w5gcM6Ayg\/s400\/i.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391575638153321218\" border=\"0\" \/><\/a><br \/>This picture (below) is okay but not the one.  It\u2019s a bit drab even though the sun is shining.  The problem is this.  It\u2019s the late afternoon sun which does not provide the right spark for this angle.  The trees up front are just there not offering much.  If you look up to the one I like, the trees make a canopy providing a nice frame for the home.<\/p>\n<p><a href=\"http:\/\/3.bp.blogspot.com\/_15jEUMtexcE\/StK5MoVo8dI\/AAAAAAAAEB4\/g72ItC0iTJM\/s1600-h\/b.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 300px;\" src=\"http:\/\/3.bp.blogspot.com\/_15jEUMtexcE\/StK5MoVo8dI\/AAAAAAAAEB4\/g72ItC0iTJM\/s400\/b.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391575330553655762\" border=\"0\" \/><\/a><br \/>Cars in the drive hit a nerve when looking at MLS listings.  And all the branches don\u2019t do anything for me either.  Notice the mailboxes out front.  If possible, try to give a better view, it may be your only shot at getting the right buyer to see your home.<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4_MJ1xXI\/AAAAAAAAEBw\/Z08kxVp1Njo\/s1600-h\/4.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 300px;\" src=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4_MJ1xXI\/AAAAAAAAEBw\/Z08kxVp1Njo\/s400\/4.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391575099649672562\" border=\"0\" \/><\/a><br \/>Cars are moved and we\u2019ve moved past the branches and mailboxes.  This shot was taken late afternoon.  The sun is setting a little lower on the west side of the house supplying just the right punch.<\/p>\n<p><a href=\"http:\/\/4.bp.blogspot.com\/_15jEUMtexcE\/StK42xhQMII\/AAAAAAAAEBo\/o97t5F-Bz74\/s1600-h\/f.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 289px;\" src=\"http:\/\/4.bp.blogspot.com\/_15jEUMtexcE\/StK42xhQMII\/AAAAAAAAEBo\/o97t5F-Bz74\/s400\/f.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391574955061162114\" border=\"0\" \/><\/a><br \/>Back to the front of the home.  We\u2019re getting closer to perfection.  This was taken around 9:30 this morning, good morning sunshine!  I wanted to get out first thing to show her with a smile.  She\u2019s beginning to shine but the sun still has about an hour to go for the effect I\u2019m aiming for.<\/p>\n<p><a href=\"http:\/\/3.bp.blogspot.com\/_15jEUMtexcE\/StK4sXdRSLI\/AAAAAAAAEBg\/VfWV1UD851E\/s1600-h\/3.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 300px;\" src=\"http:\/\/3.bp.blogspot.com\/_15jEUMtexcE\/StK4sXdRSLI\/AAAAAAAAEBg\/VfWV1UD851E\/s400\/3.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391574776266442930\" border=\"0\" \/><\/a><br \/>So around 10:30 this is what happened &#8211; Same as the first photo, just didn&#8217;t want to make you scroll up.  Again, notice the frame the branches make for the house.  Had I not taken hundreds of pictures I wouldn&#8217;t have caught this small detail.<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4gca03bI\/AAAAAAAAEBY\/b_3LrkdGXBI\/s1600-h\/i.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 297px;\" src=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4gca03bI\/AAAAAAAAEBY\/b_3LrkdGXBI\/s400\/i.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391574571439938994\" border=\"0\" \/><\/a><br \/>And then by 11:00 we have yet another look.<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4OS3QH7I\/AAAAAAAAEBQ\/O62WOkDEIko\/s1600-h\/j.JPG\"><img decoding=\"async\" style=\"margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 300px;\" src=\"http:\/\/2.bp.blogspot.com\/_15jEUMtexcE\/StK4OS3QH7I\/AAAAAAAAEBQ\/O62WOkDEIko\/s400\/j.JPG\" alt=\"\" id=\"BLOGGER_PHOTO_ID_5391574259637166002\" border=\"0\" \/><\/a><br \/>I still like the one taken at 10:30, it looks warm and cozy and the one taken at 11:00 looks crisp and cold.
